Realtors and Agents: Handing a Client to CFDR

· By Ryan Solberg, owner of CFDR

If a client calls you about water, fire, mold or storm damage, the fastest handoff is a three-way call or a text to Ryan Solberg at 321-420-7274 with the property address and what happened. Ryan matches the property with a restoration company, and that company contracts with the property owner directly. You pay CFDR nothing, and CFDR does not bill your insurer.

What to send Ryan

1. The property's street address or ZIP. 2. What happened and whether water, smoke or sewage is still active. 3. Who the decision maker is: owner, tenant, seller, buyer, landlord or property manager, and a phone number that will be answered. 4. Whether the property is occupied, vacant or under contract. 5. Any access details: lockbox, gate code or who will meet the company. 6. Photos if the client has them; a text with photos is often quicker than a description.

What CFDR does and does not do

CFDR is a private restoration referral service, not FEMA or a government disaster recovery center, and not a contractor. It does not inspect or perform restoration, does not negotiate claims, and does not give coverage opinions. In Florida, only a licensed public adjuster or an attorney may be paid to negotiate a claim for you (s. 626.854). The matched company inspects, gives a written, itemized estimate before work starts, does the work and documents the loss for the claim. Coverage decisions stay between the policyholder and the insurer.

For real estate transactions

If damage is found during a listing or a contract, the property owner decides who works on the house and what gets disclosed; ask the owner before you share their information. A written estimate and moisture readings from the matched company give both sides something concrete. For mold, Florida requires a licensed Mold Assessor to assess and a licensed Mold Remediator to remove growth over 10 square feet, and the same company generally may not do both within 12 months; see Florida mold law.

For insurance agents

Your client reports the claim to the insurer as the policy requires. The restoration company documents the loss, but it does not decide coverage. Point clients to the Florida claim guide for the notice deadlines, and tell them to verify any contractor's license at the state's license search and its IICRC Certified Firm status at iicrc.org before work starts.
