Water Damage Categories — What They Mean for Your Home
The category of water determines the restoration protocol, health risk, and which materials can be saved. Your insurance coverage and claim handling also varies by category.
Clean Water
Water from a sanitary source. Porous materials like drywall and hardwood may be dried in place if extraction begins within hours. Still requires proper documentation and drying verification — moisture left behind becomes Category 3 in 72 hours.
Gray Water
Contaminated water that can cause discomfort or illness. Requires antimicrobial treatment throughout. Most porous materials must be removed and replaced. More thorough documentation required for insurance.
Black Water
Grossly contaminated water containing bacteria, viruses, and hazardous materials. No exceptions — all porous materials (drywall, insulation, carpet, wood when possible) must be removed. Full PPE required. Temporary relocation often recommended.
Every Surface, Every Material — Nothing Left Wet
Water doesn't stay in one place. We follow moisture wherever it goes — into wall cavities, subfloors, crawl spaces, and attics.
Can sometimes be dried in place if extracted within 24 hrs (Category 1). Moisture meters determine salvageability at multiple depths.
Carpet pad is almost always replaced — it traps water and is a breeding ground for mold. Carpet itself may be cleaned and reinstalled if Category 1.
Tile doesn't absorb water but subfloor beneath often does. Grout lines allow water through. We check subfloor moisture before declaring tile areas dry.
Laminate is not salvageable after water exposure — it swells, buckles, and delaminates rapidly. Replacement is nearly always required.
More resistant than solid hardwood but still vulnerable to extended exposure. Drying success depends heavily on response speed and exposure duration.
LVP is water-resistant but not waterproof — water gets beneath planks. Subfloor moisture is always checked even when LVP appears undamaged.
Drywall and insulation are moisture sponges. We use moisture meters to measure inside wall cavities. Wet insulation is nearly always removed — it cannot be effectively dried in place and harbors mold.
Base cabinets absorb water through toe kicks. Cabinet boxes are checked for moisture and dried or removed based on readings. We document cabinet condition for insurance replacement.
Florida crawl spaces are high-risk areas. We deploy specialized drying equipment designed for low-clearance spaces and address any vapor barrier damage.
Roof leaks dump water into attic insulation and roof decking. We measure moisture in decking, evaluate insulation, and use specialty equipment to dry enclosed attic spaces.
