What to Check Outside (Before You Even Enter)

Roof condition
Missing shingles, curled shingles, visible damage = leaks likely. Clay tile? Look for cracks.
🚨 CRITICAL
Gutters & downspouts
Clogged gutters = water runs down sides of house. Poor drainage = foundation seepage.
🚨 CRITICAL
Grading around foundation
Water should slope AWAY from house. If it slopes toward house, water will intrude.
🚨 CRITICAL
Foundation cracks
Large cracks (¼" or bigger) = water intrusion risk. Small hairline cracks = monitor.
⚠️ CHECK
Window/door seals
Check weatherstripping. Gaps = water infiltration during rain/humidity.
⚠️ CHECK
Tree proximity
Trees within 10 feet risk branches damaging roof. Roots risk foundation cracks.
⚠️ CHECK
AC unit outside
See water dripping from condensate line in summer? No water = line is clogged.
🚨 CRITICAL
Siding condition
Water damage, rot, or mold on siding = interior water issues likely.

Interior Inspection

Inside the Home: Red Flags to Watch

Ceilings

Water stains, soft spots, discoloration = past or active leaks. Check attic from inside if possible.

Walls

Bubbling paint, stains, soft drywall = water damage. Musty smell = mold growth.

Bathrooms

Mold on grout? Soft flooring around toilet? Signs of water damage. Check under sink for leaks.

Kitchen

Check under sink and around dishwasher. Look for water damage to cabinetry.

Basements/Crawl spaces

Standing water = chronic moisture issue. White powder on walls = salt from water evaporation. Musty smell = mold.

Around HVAC unit

Check drain pan for water/algae. Look for water pooling around AC indoor unit.

Windows

Condensation inside windows? Water stains on sills? Signs of moisture/humidity issues.

Flooring

Soft spots, buckling, discoloration = water damage. Check corners and baseboards.

HVAC System

HVAC Check: The Hidden Water Damage Source

🚨
AC condensate drain line

NO water dripping from drain line outside (in summer) = clogged line. This causes $10k+ damage.

⚠️
AC unit age

Over 15 years old = components failing. High replacement cost (~$5k-8k).

🚨
Visible algae/mold on drain line

Green/brown algae on PVC pipe = line is starting to clog. Cost to clean: $100-200 now, $10k later.

🚨
Musty smell near AC unit

Smell = mold growing. Backup has caused contamination. Mold remediation cost: $2k-8k.

⚠️
Refrigerant lines integrity

Copper lines should be pristine. Dents/cracks = leaks. System replacement cost: $5k-8k.

⚠️
Ductwork visible in attic

Ductwork should be sealed & insulated. Damage/gaps = energy loss and moisture intrusion.

Next Steps

What to Do If You Find Red Flags

1

Get a Professional Inspection

If you spot red flags, hire a professional water damage / mold inspector (separate from general home inspector). Cost: $300-800. Worth every penny.

2

Request Documentation

Ask seller for: records of past water damage, mold issues, HVAC maintenance, roof repairs. No records = they probably aren't tracking problems.

3

Get Repair Estimates

For any major issues found (roof replacement, HVAC, water damage), get written estimates from licensed professionals. Use those to negotiate price down.

4

Negotiate or Walk Away

Factor repair costs into your offer. If issues are extensive, negotiate significantly lower price or walk away. Don't become someone else's problem.

5

Get Mold Testing

If ANY mold is suspected, get professional testing before closing. Don't inherit someone else's mold problem.
