Found attic mold: what to do now

  1. Do not disturb the mold — walking through a mold-contaminated attic without containment spreads spores through the HVAC system and living space below.
  2. Turn off attic fans and seal any HVAC returns that draw air from or through the attic space — this limits spore distribution until remediation begins.
  3. Call CFDR at 321-420-7274 — a licensed Florida mold remediator (MRSR5370) assesses the attic, identifies the moisture source, and quotes same day.
  4. Do not allow a roofing contractor or general contractor to "clean up" the mold — Florida law requires a separate Mold Remediator license (MRSR5370 or equivalent). Unlicensed remediation voids insurance claims and warranties.
  5. Photograph the mold, the affected materials (sheathing, rafters, insulation), and any visible moisture source (wet insulation, staining, rust) before anyone enters the space.
  6. Identify the moisture source — check roofing, soffit vents, bath exhaust fans, and AC line insulation — the source must be repaired or mold returns after remediation.
  7. Call your homeowners insurance carrier to report the situation and ask about mold coverage — give them the date you discovered it and your assessment of the moisture source.
§ SCENARIO · ATTIC MOLD

Mold found in the
attic.

Attic mold is one of the most common — and most mishandled — mold scenarios in Florida homes. It always has a specific moisture source, requires a licensed remediator under Florida law, and often has an insurance angle that depends entirely on what caused it.

§ 01 · FIND THE SOURCE

Common causes of attic mold in Florida.

Attic mold never appears without a moisture source. Remediating without fixing the source means the mold returns. Here are the five most common causes and what fixes them.

Roof penetration leaks
WHERE TO LOOK

Around vents, skylights, flashing at valleys and chimney

HOW IT'S FIXED

Roofer repairs penetration before or during remediation

Exhaust fans venting into attic
WHERE TO LOOK

Near bathroom/kitchen ceiling fans — look for flex duct ending in attic space

HOW IT'S FIXED

HVAC tech reroutes exhaust to exterior through roof cap or soffit

Inadequate ventilation
WHERE TO LOOK

Throughout attic — blocked soffit vents, insufficient ridge vent

HOW IT'S FIXED

Contractor adds or clears soffit/ridge ventilation to balance airflow

AC refrigerant line sweating
WHERE TO LOOK

Along refrigerant lines running through attic space

HOW IT'S FIXED

HVAC tech wraps lines with proper insulation to stop condensation

Roof deck condensation
WHERE TO LOOK

Underside of OSB/plywood sheathing — warm humid air meets cooler surface

HOW IT'S FIXED

Ventilation improvement; spray foam insulation in some cases

Attic mold in Florida: the full picture.

What causes attic mold in Florida homes?+

The most common causes in Florida: (1) Roof penetration leaks — around vents, skylights, or at flashing — that introduce moisture to attic framing and sheathing; (2) Inadequate attic ventilation — Florida's heat causes moisture to condense on cooler surfaces without proper air flow through soffit and ridge vents; (3) Bathroom or kitchen exhaust fans venting into the attic instead of out through the roof — a code violation that introduces warm, moist air directly into the attic space; (4) AC refrigerant lines in the attic that sweat condensation onto nearby wood; (5) Ice dam-like effects from temperature differentials between the cooled living space and hot attic. The moisture source must be corrected before or during remediation, or the mold returns.

Does homeowners insurance cover attic mold remediation?+

Coverage depends on the moisture source. If the attic mold resulted from a covered sudden loss — a roof breach during a storm, a burst pipe that ran into the attic — most Florida HO-3 policies cover remediation. If the mold developed from inadequate ventilation, gradual roof wear, or long-term condensation (chronic moisture), it's typically excluded as a maintenance issue. A licensed mold remediator documents the moisture source, which becomes the key evidence for your adjuster. Undiscovered storm damage that caused attic mold is sometimes covered retroactively when properly documented.

What materials are affected by attic mold in Florida?+

Attic mold typically affects: roof sheathing (OSB or plywood panels between rafters and roofing material); rafters and structural framing; attic insulation (fiberglass batts or blown insulation that holds moisture); and any stored items in the attic. In Florida, mold also grows on the paper facing of fiberglass insulation batts. OSB sheathing is particularly susceptible — it absorbs moisture readily and degrades faster than plywood. Contaminated insulation must be removed and replaced; framing and sheathing can sometimes be treated in place if the mold is surface-level and the structure is sound.

How much does attic mold remediation cost in Florida?+

Attic mold remediation in Florida typically ranges from $1,500–$15,000+ depending on: attic size (square footage affected), whether insulation must be removed and replaced ($1,000–$4,000 for full removal and replacement), whether sheathing requires replacement (adds $2,000–$8,000 for severe cases), and whether the moisture source requires repair. A small isolated area (one rafter bay, limited sheathing) runs $1,500–$3,000. A full attic contamination with insulation replacement runs $6,000–$15,000+. Get a licensed mold remediator to assess — scope varies significantly by attic configuration.

In Florida, who can legally perform attic mold remediation?+

Florida Statute 468.8411 requires a DBPR-issued Mold Remediator license to perform mold remediation. A roofing contractor who finds mold in your attic cannot legally remediate it — they can repair the roof leak, but the mold must be handled by a licensed mold remediator. CFDR's license is MRSR5370. The sequence is: licensed mold remediator assesses and quotes → roofer repairs the leak (moisture source) → licensed mold remediator performs remediation and oversees clearance testing → roofer or contractor replaces any removed insulation or sheathing after clearance.
