AC Condensate Line Backup: The #1 Hidden Cause of Water Damage in Florida

If you live in Central Florida, your air conditioner runs almost continuously from March through November. Most homeowners think of their AC as just a comfort appliance — but it's also a major water-producing system that can cause significant damage when it fails. AC condensate line backups are the single most common cause of hidden water damage and mold in Florida homes, and most homeowners never see it coming.

How Your AC Produces Water

As warm, humid Florida air passes over your AC's evaporator coil, moisture condenses out of the air — just like condensation on a cold glass. On a typical Florida summer day, a central air system can remove 5–20 gallons of water from the air. This water drains through a condensate drain line, usually into your attic drain pan and then outside or to a floor drain.

What Causes a Condensate Backup

  • Clogged drain line: Algae, mold, and debris build up in the drain line over time. This is the #1 cause.
  • Cracked or broken drain pan: The secondary pan under your air handler can crack, especially in older units
  • Disconnected drain line: Vibration can disconnect drain lines, especially in attic-mounted units
  • Frozen evaporator coil: When a coil freezes and then thaws, it can overwhelm the drain system

The Hidden Damage Problem

Most AC systems are in attics. When the condensate line backs up, water overflows into the attic insulation, soaks through the ceiling drywall, and often isn't noticed until there's a visible water stain — by which point the damage has been occurring for days or weeks. Mold is almost always present by the time it's discovered.

Prevention

  • Pour 1 cup of bleach down your condensate drain line monthly (a simple prevention step)
  • Have your AC serviced annually — technicians check the drain pan and line
  • Install a condensate overflow sensor — it shuts off your AC when the pan is full (prevents damage)
  • Know where your AC's secondary drain pan is and check it monthly
