How Fire & Smoke Restoration Works: A Step-by-Step Guide

Fire damage is uniquely complex compared to water or mold damage. After the fire department leaves, the real work begins — and it involves far more than just clearing the charred material. Smoke and soot penetrate everywhere, odors embed themselves into building materials, and water from the fire hoses creates secondary water damage. Here's how professional fire restoration actually works.

Why Fire Restoration Is Different

After a fire, you're actually dealing with four separate types of damage:

  1. Direct fire damage: Charred or burned structural components
  2. Smoke and soot damage: Fine particles coating every surface — including areas far from the fire
  3. Water damage: From fire suppression — which often causes as much damage as the fire
  4. Odor: Smoke odor embeds deeply into porous materials and requires specialized treatment to eliminate

The Full Restoration Process

Phase 1: Emergency Board-Up and Stabilization

We secure the property immediately — boarding up windows and doors, tarping roof damage, and ensuring the structure is safe. This also protects against theft and weather during the restoration process.

Phase 2: Assessment and Scope

A detailed inspection of all four damage types. We identify what can be cleaned and restored vs. what must be replaced. Everything is documented with photos and thermal imaging for your insurance claim.

Phase 3: Water Extraction and Structural Drying

Fire hoses put out tremendous amounts of water. Before smoke remediation can begin, the building must be dried using professional extractors and dehumidifiers — typically 3–5 days, overlapping with other phases.

Phase 4: Soot and Smoke Removal

Soot is chemically active and continues damaging materials if not removed quickly. We use dry chemical sponges, HEPA vacuums, and specialized cleaning agents appropriate for each surface type. Smoke travels through HVAC systems — we clean or replace ductwork and air handlers affected by smoke.

Phase 5: Odor Elimination

This is where many less-experienced companies fall short. Painting over smoke odor or using air fresheners doesn't work. We use hydroxyl generators or ozone treatment to neutralize smoke compounds at the molecular level. For severe odors, thermal fogging penetrates materials the same way smoke did — and neutralizes it on contact.

Phase 6: Reconstruction

Once the structure is cleaned, dried, and deodorized, reconstruction begins — replacing damaged drywall, flooring, cabinetry, and structural elements. We handle full reconstruction in-house, so you have one contact from the first emergency call to the final walkthrough.

Contents and Personal Property
