Does Citizens Property Insurance cover water damage from a burst pipe?+
Yes. Citizens Property Insurance covers sudden and accidental water damage from burst pipes under standard HO-3 policy forms. Coverage includes water extraction, structural drying, drywall and flooring replacement, and contents damage — minus your deductible. Citizens policies in Florida use the same 'sudden and accidental' standard as other carriers. A slow, gradual leak that you were aware of is typically excluded. Document the pipe failure with photos from the start and call a restoration pro immediately to preserve your claim.
Does Citizens cover mold damage in Florida?+
Citizens covers mold remediation only when the mold resulted from a covered water loss — such as a sudden pipe burst or storm-related water intrusion. Most Citizens policies cap mold coverage at $10,000. Mold from gradual moisture buildup, humidity, or long-term neglect is excluded. The cause of moisture must be documented as a covered peril for mold coverage to apply. A licensed Florida mold remediator (CFDR's license: MRSR5370) documents the moisture source, which is the critical evidence that determines whether your mold claim is approved.
How long does Citizens take to pay a water damage claim?+
Under Florida Statute 627.70131, Citizens must acknowledge a claim within 14 days, begin investigation within 10 days after proof of loss is filed, and pay or deny within 90 days. In practice, straightforward water damage claims with complete Xactimate documentation are often approved within 30–60 days. Incomplete documentation, scope disputes, or disputes over cause are the most common reasons claims take longer. What is the Citizens Property Insurance water damage deductible?+
Citizens policies have two types of deductibles: a standard all-perils deductible (typically $500–$2,500) that applies to most water damage claims, and a separate hurricane deductible (typically 2%–5% of insured value) that applies only to hurricane-caused losses. For a burst pipe or appliance overflow, you pay the standard deductible. For storm-caused water intrusion during a named hurricane, the hurricane deductible applies — which on a $350,000 home at 2% is $7,000. Check your declarations page for your specific deductible amounts.
What does Citizens Property Insurance not cover for water damage?+
Citizens does not cover: (1) flooding from storm surge, rising groundwater, or overflowing bodies of water — requires separate NFIP flood insurance; (2) gradual leaks or water damage from lack of maintenance; (3) sewer or drain backup without a separate endorsement; (4) mold beyond the policy cap (typically $10,000); (5) water damage from roofs over 25 years old on some policy forms. Citizens has also added inspection requirements in recent years — coverage may be reduced or cancelled if the roof or home condition fails inspection.
